I sat down at a new spot on Prospect Street last week with zero expectations. That's my favorite way to try a restaurant. No Instagram research, no reading the menu ahead of time. Just walk in, sit down, see what happens.
The place was packed on a Tuesday. That tells you something. La Jolla has this funny dynamic where restaurants either survive for decades or flame out in eight months. There's almost no middle ground. The ones that stick around figure out the room. They understand that the people eating there just left a $6 million house on La Jolla Farms Road and they're not impressed by foam on a plate. They want the food to be good. They want the service to feel easy. They want a drink that shows up before they have to ask twice.
This place got all of that right.
I'm always checking out new restaurants. It's one of my favorite things to do outside of work. And honestly, dining culture in our coastal markets has leveled up over the last few years. Del Mar has some solid options now. Rancho Santa Fe has had its spots for a while, though the scene is quieter there (which is the whole point of Rancho Santa Fe). But La Jolla keeps adding places that actually compete.
Here's where I'll say something that might be a little spicy. I think a restaurant scene matters more to home values than most agents want to admit. Buyers in the $4M to $10M range aren't just buying a house. They're buying a zip code. They want to walk somewhere great on a Wednesday night. They want to text a friend and say "meet me at this place in 10 minutes." Walkability to good food is a real driver, and I've watched it influence decisions more than school ratings in certain pockets of La Jolla.
I had a buyer last year who narrowed their search to two streets. Same price range, similar lot sizes. They picked the one that was a five minute walk from three restaurants they liked. That was the tiebreaker.
So yeah, I'll keep trying every new place that opens. Partly because I love it. Partly because it's genuinely useful information for my clients.
