Asking Prices Slip for the First Time Since March. How San Diego and Chicago Sellers Should Price This Fall
Price momentum is fading. According to Redfin's latest housing market update, covering the four weeks ending October 11, the median U.S. asking price fell year over year for the first time since March. The median sale price rose just 0.5% over the same stretch, its slowest growth since spring. Pending sales ticked up for the week but remain near record lows.
Asking prices are the most telling number here. A sale price shows where the market was a month or two ago, when the contract was signed. An asking price shows what sellers expect today. When sellers nationwide start listing below where they would have a year ago, they are adjusting to the buyers in front of them, not the buyers they hoped for.
What it means for sellers. Our team sees the same pattern at the listing table in San Diego and Chicago. The homes that move are priced to the current market from day one. A listing that starts high and then drops lands in a familiar trap: it sits, buyers notice the days on market, and the first price cut tells them there is room to negotiate. With asking prices softening nationally, a home listed at last spring's number now looks expensive next to new competition. A realistic opening price, sharp presentation, and a clear read on recent closed sales in your specific neighborhood matter more than they did six months ago.
This does not mean values are falling across the board. Sale prices are still slightly up nationally, and well-located homes in coastal San Diego and Chicago's established neighborhoods continue to draw serious attention. Sellers should read this as a pricing discipline issue, not a reason for alarm.
What it means for buyers. Slower price growth plus thin contract activity gives prepared buyers more room. Expect more conversations about price, seller credits, and inspection repairs, especially on homes that have been listed for a few weeks. Buyers who come in fully underwritten and ready to write a clean offer can negotiate from a position of strength without trying to time a bottom.
Our view. National numbers set the tone, but every sale is local. A North County single-family home and a Gold Coast condo can sit in very different spots on the same day. If you are weighing a move this fall, the right next step is a pricing conversation built on your block's actual closed sales, not on the headline. Our team is glad to walk through those numbers with you.
