Every Market Sold Below Asking: What Builder Discounts Mean for Buyers in San Diego and Chicago
New construction is negotiable again. HousingWire reports on an Audience Town analysis of roughly 201,000 new-home sales across 25 markets, and the key finding is hard to ignore: in every market studied, homes sold below asking. The study also looks at where builder discounts run deepest and which buyers are still signing contracts.
For buyers, that is a real shift. Builders price against carrying costs and sales targets, not sentiment. When they close under list in every market studied, they are telling you they would rather move homes than hold them. That gives a prepared buyer room to negotiate.
How you ask matters more than how hard you push. Builder concessions often come as rate buydowns, closing cost credits, or design upgrades rather than a lower price, and they are not worth the same amount. A permanent rate buydown can lower your payment for the life of the loan. A design center credit mostly changes your finishes. There is also a representation question. The friendly sales consultant in the model home works for the builder. Bringing your own agent to a new-construction purchase usually costs the buyer nothing extra, and it puts someone on your side of the table when the contract, the upgrade sheet, and the lender incentives arrive.
What it means locally. In San Diego, new construction is a small share of overall supply, and much of it sits in master-planned communities away from the coast. Buyers weighing a new build inland against an older home closer to the water should compare the full monthly cost, incentives included, not just the list prices. In Chicagoland, most new product is suburban or infill townhome and condo development, and the same math applies.
Resale sellers should pay attention too. If a builder down the road is offering a buydown, every buyer touring your home has seen that offer. You are competing with it whether you price for it or not. In some cases a seller-paid credit toward a buyer's rate does more to get a home sold than another price reduction, and it can protect your headline number.
