Peak Season Is Over. Why Fall Can Favor Serious Buyers and Prepared Sellers in Chicagoland
The busy season is winding down, and brokers are changing their pitch. According to The Real Deal, agents serving the Midwest luxury market are adjusting to the end of peak demand with a clear message to buyers: buy now. The outlet also notes that Wisconsin holds close to half of the region's available housing stock and luxury options when compared with the Chicago suburbs, which says a lot about how thin high-end supply is closer to the city.
A "buy now" message can sound like a sales line. In our experience, the reasoning behind it holds up for the right buyer.
Why fall works for buyers. Once spring and summer traffic fades, the buyers still looking are usually the committed ones. There are fewer competing offers, sellers who stayed on the market have had time to reset their expectations, and there is more room to talk about price, credits, and timing. For a Chicagoland buyer shopping the North Shore or the western suburbs, that can mean a calmer process on a home that would have drawn a crowd in April.
The tradeoff is choice. Limited suburban luxury inventory does not grow in the fall, and some owners pull their listings until spring. Buyers who wait for a perfect match may find that the best one sold in October to someone who moved with more conviction.
What sellers should take from it. A home still listed after Labor Day is being judged by a smaller, more serious pool of buyers. Pricing needs to reflect the most recent comparable sales, not what the market felt like in May. Presentation matters even more, because fewer showings means each one has to count. For sellers who are ready, a well-priced listing can stand out precisely because competition thins out.
The San Diego view. Our market runs on a gentler seasonal curve than Chicago's, since weather rarely keeps buyers home. The same logic still applies. Fall shoppers in San Diego tend to be relocating, closing out a sale elsewhere, or simply done waiting, and that motivation can work in a buyer's favor at the negotiating table.
Our team's advice in both markets is the same. Buyers should get fully underwritten now and be ready to act when the right home comes up. Sellers should price for the buyer who is actually out there today. The slower months reward whoever shows up prepared.
