San Diego Prices Fell 6.3% While Insurance Rose 12.4%. Why Buyers Should Budget for the Whole Monthly Payment
A lower price does not always mean a lower payment. A new Realtor.com analysis looks at markets where home prices have fallen but homeowners insurance keeps climbing, and San Diego is one of them. According to Realtor.com, prices here fell 6.3% while insurance costs rose 12.4%.
Buyers who have waited for prices to soften should take note. A lower list price is real progress. But a monthly payment has several parts, and insurance has been moving the wrong way. A buyer who budgets only on purchase price and rate can get a surprise in escrow.
What San Diego buyers should do differently
Get an insurance quote early, before you write an offer rather than after. Premiums vary widely from one property to the next. Wildfire exposure, roof age, construction type, and coverage limits can all change the number. Two homes at the same price in the same zip code can cost very different amounts to own each month.
Where possible, ask about the seller's current premium and claims history. That gives you a baseline and can flag problems while you still have time under your contingencies.
The softer prices also give you room to negotiate. If a home's insurance quote comes in high, that is a fair point to raise, whether through price, a closing cost credit, or repairs that make the home easier to insure (a newer roof, updated electrical).
What sellers should take from it
Buyers are running these numbers now, and the prepared ones show up with insurance quotes in hand. Sellers who gather documentation up front (premium history, roof certification, recent system updates) can answer the question before a buyer asks it. With prices already down from their highs, a home that is clearly insurable will stand out.
What it means in Chicago
Chicago was not part of this analysis, but the lesson still applies there. Insurance and property taxes both add meaningfully to a Chicagoland buyer's monthly cost, so we encourage clients there to price out the full payment and not stop at the purchase price.
Our take
Price gets the headlines, but buyers live with the monthly payment. Our team helps clients in San Diego and Chicago work out a realistic monthly cost before they make an offer, so a good deal on paper stays a good deal after closing.
