Wheaton is getting attention well beyond DuPage County. The Daily Herald reports that the western suburb has become one of the hottest real estate markets in the country. It also reports that about 77% of Wheaton buyers come from other parts of the Chicago area, a figure it attributes to a Realtor.com report.

The second number tells you more. Wheaton's demand is not coming mainly from people relocating from other states or from investors looking for yield. It comes from Chicagoland households moving within Chicagoland. Some are city buyers trading a condo for a yard. Others are suburban owners moving up into more space or a school district that suits them better.

What it means for buyers. Local demand tends to be steady demand. Many people moving from a city neighborhood or a nearby suburb are selling a home at the same time. That makes them careful with price, but they move quickly once the right house comes up. In a market like this, the best listings rarely sit. Get fully underwritten before you tour, settle your must-haves early, and be ready to write a clean offer on short notice. If Wheaton is on your list, look at neighboring towns with similar commutes too, since interest in one suburb often spills into the next.

What it means for sellers. A national "hot market" label helps, but it does not set your price. The buyers touring your home already know the nearby suburbs and what their money buys there. Homes that are well prepared and priced against recent nearby sales are the ones that draw strong offers. Homes priced off headlines tend to sit while buyers wait.

The broader read for Chicagoland. Wheaton fits a pattern our team sees across the region. Buyers are local, well informed, and selective. That is a healthy market. It rewards sellers who present their homes well and buyers who act with conviction. It also favors anyone working with an agent who knows which streets, schools, and commuter lines actually drive value from block to block.

The lesson carries over to San Diego. In many neighborhoods, the most motivated buyer is someone who already lives nearby and knows exactly what they want. When the buyer pool is that well informed, local knowledge is the advantage on both sides of the deal.
